Accountabilities • Work with governmental agencies, special servicing clients, private-label clients, and investors to resolve foreclosure issues, mitigate risk, and minimize potential losses beyond delegated authority.
• Provide timely status updates and reporting to management while ensuring foreclosure activities comply with applicable agency, investor, and insurer requirements.
• Support internal business units by responding to questions and providing guidance on foreclosure loans within established authority.
• Manage communications with foreclosure attorneys through LoanSphere and monitor the activity of multiple outside counsel accounts.
• Ensure foreclosure portfolios receive prompt and appropriate maintenance, follow-up, and required actions.
• Monitor attorney firms to ensure required notices and letters are issued in accordance with applicable servicing handbooks.
• Maintain current knowledge of federal and state regulations, agency requirements, investor and insurer timelines, and documentation standards governing judicial and non-judicial foreclosures.
• Accurately calculate foreclosure sale bids and provide bidding instructions to attorney firms for nationwide foreclosure sales.
• Apply established procedures, standards, and techniques while exercising sound judgment and maintaining accuracy in accordance with company and federal compliance requirements.
• Execute policies and procedures under management direction and recommend improvements or changes when operational needs or regulatory developments warrant them.
• Review and interpret mortgage and legal documentation, applying relevant terms and conditions to day-to-day foreclosure processes.
• Represent the organization professionally when participating in legal proceedings or other formal interactions, as required.
• Perform additional duties and support other foreclosure-related activities as assigned.
Requirements
• High school diploma or equivalent required; some college education or an equivalent combination of relevant experience, knowledge, and skills is preferred.
• At least 2 years of foreclosure, mortgage default, or closely related mortgage servicing experience, with direct foreclosure experience preferred.
• Working knowledge of mortgage banking and regulations including RESPA, FDCPA, GLBA, OCC, CFPB, SCRA, and applicable federal and state foreclosure and bankruptcy requirements.
• Familiarity with mortgage loan documentation, foreclosure processing best practices, default and foreclosure laws, and applicable FNMA, FHLMC, FHA, and VA guidelines.
• Experience monitoring multiple accounts handled by outside counsel and coordinating attorney activity.
• Strong ability to understand legal terminology, contractual conditions, and regulatory requirements and translate them into accurate operational actions.
• Excellent verbal, written, and interpersonal communication skills, with the ability to work effectively with internal and external stakeholders.
• Advanced organizational and multitasking skills, combined with exceptional attention to detail and the ability to manage competing deadlines.
• Ability to work independently with minimal supervision while taking direction effectively from senior paralegals, attorneys, and management.
• Strong judgment and problem-solving skills, particularly when working in high-volume, multifaceted, and time-sensitive environments.
• Proficiency with personal computers, internet-based research, Microsoft Office applications including Word, Excel, and Access, as well as MSP and LoanSphere.
• Ability to prioritize workload and maintain productivity in a fast-paced remote work environment, including occasional early, late, weekend, or overtime hours when business needs require.
• Previous title work experience is preferred.
• Trial and deposition training or experience is beneficial.
• Notary Public commission is beneficial but not required.
• Must be able to work from a quiet, private home environment with reliable high-speed internet, including minimum network speeds of 25 Mbps download and 10 Mbps upload.
